Saudi Arabia Adds 2,700+ Rooms Across Five New Hotel Projects
Saudi Arabia’s hotel pipeline isn’t slowing down anytime soon. In fact, it’s picking up momentum, with more than 2,700 new rooms now confirmed across five upcoming developments tied to Al Qimmah Hospitality and Marriott International. Together, they add fresh weight to the growing list of hotel projects in Saudi Arabia and signal continued confidence in the Kingdom’s travel and hospitality demand.
Five Projects, Four Brands, One Busy Pipeline
The new agreements cover five hotels across Jeddah, Makkah, and Madinah, spanning four Marriott brands: JW Marriott, Four Points by Sheraton, Element Hotels, and Four Points Flex by Sheraton. Notably, Four Points Flex by Sheraton will make its Saudi debut, adding a new midscale option to the market.

These additions build on a long-standing partnership between Al Qimmah Hospitality, part of BinDawood Investment, and Marriott International. They also reflect how hotel projects in the Middle East are increasingly focused on a mix of religious travel, urban demand, and longer stays. Jeddah Gets More Extended-Stay Options
In Jeddah, JW Marriott Jeddah, The Apartments is planned for the Corniche Road. The development is expected to include 356 apartments, ranging from studios to three-bedroom layouts. Designed with extended-stay guests in mind, the property will feature fully equipped kitchens, separate living areas, dining venues, a fitness center, swimming pool, kids’ club, and an executive boardroom. Projects of this scale typically involve a wide network of hospitality suppliers and service providers, covering design, build, FF&E, and operational services.
The apartments will sit next to the JW Marriott Hotel Jeddah, which was announced in 2024, further strengthening the city’s upscale hospitality offering.
Big Room Counts in the Holy Cities
Makkah and Madinah are set to receive the bulk of the new room supply. In Makkah, the upcoming Four Points by Sheraton Shesha will bring over 1,000 rooms within walking distance of Masjid Al Haram. In Madinah, another Four Points along King Fahd Road will add 800 keys near Masjid Al Nabawi.
Both hotels are expected to include Grab n’ Go options, Nitro Brews, dining outlets, meeting spaces, and fitness facilities—features aimed at efficiently serving high guest volumes during peak pilgrimage periods.
New Formats Join the Mix
Element Madinah Sultana Road will target both short- and long-term stays with 136 studios and apartments, complete with in-room kitchens and spa-style bathrooms. Meanwhile, Four Points Flex by Sheraton Madinah Hijrah Road will introduce a streamlined, midscale experience through a 450-room hotel located in Madinah’s Al Amariyah district.
Altogether, Marriott’s presence in the Kingdom now tops 100 open and pipeline hotels—a clear marker of confidence in sustained demand. Rising demand across leisure, religious, and extended-stay segments is driving these hotel projects, keeping Saudi Arabia at the forefront of the region’s hospitality market.
